Planning Board approves Cedar Lane home addition

Eastham Planning Board unanimously approves Cedar Lane home addition in new chair's first case. The board, seated with all seven members under new Chair Michelle, voted 7-0 to grant site plan approval for a remodel and addition at 30 Cedar Lane sought by owners Daniel and Margaret Milski. Architect Peter Haig confirmed a 20-inch oak near the new porch will be removed, calling it unsafe to preserve given its lean and proximity to construction.

Member Andrew Holt questioned whether a proposed two-to-one tree replacement ratio adequately offset the loss, prompting an added finding that mitigation meets "the maximum practical extent" standard. The proposed 4,106-square-foot footprint and 11.11 percent site coverage exceed neighborhood averages but stay within bylaw maximums. No abutters spoke against the project; two letters of support and no letters of opposition were received.
