Eastham Planning Board Continues Contested Maria Road House Case to August

EASTHAM — June 17, 2026 — Eastham Planning Board continues oversized Maria Road house case, approves Bayberry Lane rebuild. The board voted 6-0 at its June 17 meeting to continue case PB 2026-01, a proposal by Brian Holding to demolish a structure at 35 Maria Road and build a six-bedroom, six-and-a-half-bathroom, 4,713-square-foot home — 87 square feet below the 4,800-square-foot bylaw maximum but roughly 186 percent larger than the neighborhood average of 1,647 square feet. Non-voting member Michelle Vian said she would have voted no, calling the project "completely out of character with the neighborhood" on scale, bathroom count, traffic, and septic load. Four abutters spoke in opposition, with Tom Flaherty of 90 Maria Road requesting speed bumps and road-maintenance contributions as conditions of any future approval. Holding, who lives off Cape, acknowledged he had not met with neighbors since the May hearing and asked for a continuance to August 19 to allow time for a redesign. In the second case, the board unanimously approved site plan application PB 2026-02 for a new single-family home at 11 Bayberry Lane, a demolition-rebuild project by owners Anna R. Davis and David Silverman that had already received a Zoning Board of Appeals special permit on June 4 and incorporated seven design revisions reducing south-facing decks, windows, and vegetation to address neighbor concerns about views and noise.
