Select Board hears affordable housing 101 briefing
Eastham Select Board joins Affordable Housing Trust for a housing-finance crash course.
Select Board · Meeting of September 14, 2026
Eastham Select Board joins Affordable Housing Trust for a housing-finance crash course. Karsten Snow Eichelberg of the Massachusetts Housing Partnership told officials the town's subsidized housing inventory sits at roughly 3.5 percent against a 10 percent state goal, while the median home price has hit about $750,000. Town Manager Rich said the Lease to Locals program has placed 12 year-round families and that the T-Time and Town Center Plaza sites, capacity-limited by a new wastewater plant to roughly 75 bedrooms at T-Time alone, are the town's best shot at new affordable units within three years.
Eichelberg's worked example showed cutting a 60-unit project to 40 units to satisfy neighbors could open a $1.2 million financing gap. Select Board member Suzanne Bryan urged early coordination with developers on zoning to "reduce their costs." No formal votes were taken beyond procedural adjournment.
