Eastham Board of Health approves three septic projects, continues Pierce Road case

Eastham Board of Health clears three septic applications and defers a fourth over a bedroom definition dispute. The board unanimously approved a no-reserve-area variance for 155 Nauset Light Beach Road, owned by George Brencher and Bonnie Patton, after consultant testimony that the environmentally low-risk lot makes the absent reserve field "semantic." In an unusual accommodation, the board approved installation of an Advantex AX20 system on the vacant fire-loss lot at 55 Bonaya Road for owner Kim Bednar, whose home burned in 2024 and who cannot afford to rebuild — allowing the system to go in the ground before a dwelling plan exists, conditioned on mandatory Board of Health review before any building permit issues, with approval valid to January 29, 2028. A review of 675 North Sunken Meadow Road for Pristine Homes Cape Cod Inc. and a renovation review at 545 Higgins Road also passed unanimously.

The board continued the 235 Pierce Road case to February 26, where owners Daniel Steinberg and Emily Records must decide whether to drop a proposed shower from a converted-garage office space — or formally designate it a bedroom and retire one from the main dwelling — on a shared, previously varianced four-bedroom system.
